Important Information

COVID-19: Notice to Residents

All MiHaven Residents,

After the most recent national announcements regarding self-isolation within Australia and the broader community currently affected by Coronavirus (COVID-19), you may be wondering how this will affect you directly while living at MiHaven.

The spread of COVID-19 is of a scale and impact well beyond what was originally anticipated. However, our operating principles within MiHaven remain. We need to all come together to face this issue as a community and we ask for your cooperation.

Presently, that means:

  • Washing your hands carefully and thoroughly before and after entering/leaving your property, building and private room (Doctors advise that you should sing “HAPPY BIRTHDAY” twice as the time to ensure your hands are properly washed !)
  • When near to people, be mindful to keep a 1.5-2m (5-6.5ft) gap between one another
  • Practicing good sneeze and cough hygiene – which includes using a tissue and sneezing/coughing into your forearm and then immediately washing your hands AND avoid as much as possible touching your FACE
  • Announcing IMMEDIATELY to any MiHaven staff that you are unwell, have encountered someone at risk from COVID-19 within the last two weeks, or have been to a high-risk area
  • Try and avoid socialising at bars etc. where it is difficult to avoid being in close proximity and spreading germs.

If everyone follows these simple steps it would go a long way to reducing community transmission across and within the properties.

MiHaven has responded internally to COVID-19 by increasing:

  • Disinfectant supplies within the properties, and regular cleaning of door handles and other high traffic surfaces
  • General cleaning supply stocks and hand soap/sanitiser 
  • Awareness and signage across the properties; and
  • Awareness among staff to follow the steps above. We will be closely monitoring the situation, following advice from authorities over coming weeks and updating our response accordingly. As a community, we will be able confront COVID-19 together (even when we are always standing 1.5m apart!). 

Remember too that we are lucky to be living in a warm climate, so go out and enjoy the fresh air, take long walks and enjoy the sunshine. Please at any time if you have questions or concerns – we will be operational until further notice at our reception office - 92 Martyn Street to discuss any of these matters.

About Us

Can I schedule a visit to MiHaven Living property?

You can come for an Inspection anytime between 10am to 4pm – Monday to Friday (excluding public holidays). Please arrive at our office at 92 Martyn St Parramatta Park 4870 – no appointment is necessary.

Can I live there regardless of where I’m studying?

Yes, we have students staying with us from all over the world and within Australia. We also have guests doing placements as part of their study, sporting groups, those involved in the education, training and government sector. We ask all guests to be respectful of each other and the quiet study environment at all properties. Martyn Street Sharehouse & Apartments also accepts applications for those on working holiday visas and professionals looking for a communal living environment. 

Rooms

What types of rooms do you have?

MiHaven Apartments - offer a king single bed, private bathroom with shower & toilet, study desk and chair, single wardrobe and are individually air-conditioned. 6 upstairs bedrooms upstairs also have a balcony (Gatton & Pembroke st property only), whilst the ground floor accessibility bedroom for students with mobility issues has no balcony, no steps and a larger open bathroom. Rooms are on each of the 3 levels and there are 7 rooms per apartment. We also have a few double bed rooms with single wardrobe, King/Twin room ideal for sharing.

MiHaven Sharehouse at Martyn St offers 4 Single king bed rooms, 3 king/twin rooms and 1 accessible ground floor room with study desk, wardrobe, individual controlled air conditioner and shared single sex bathrooms.

Do you have accessible rooms?

We offer ground floor accessible rooms with larger bathroom with grab rails.  Please contact our MiHaven team to discuss your specific requirements to see if one of our properties will be suitable for your stay.

What do I need to bring with me?

MiHaven Apartments offer a room only option for guests where we provide the bed, pillow and doona and guests bring their own towels, linen, toiletries including toilet paper, amenities, washing liquid or powder.  The communal kitchens are fully equipped with pots, pans, crockery and cutlery. You may like to bring some freezer containers should you wish to meal prep for the week.

MiHaven Premium includes your linen, towels and bedding which will be changed weekly as part of your room clean. Guests to bring their own toiletries, tissues, toilet paper, amenities, washing liquid and powder.

MiHaven Share House includes your linen, towels and bedding which will be changed weekly as part of your room clean. Guests are asked to take off their sheets and place towels into the linen baskets and new sheets will be placed on each bed.  Guests to bring their own toiletries, amenities washing liquid and powder.
 

Services

What if I arrive late at night?

No worries, please advise our staff of your expected time of arrival and we will contact you regarding late night access.  We have a key safe at each property and will provide the code prior to arrival with map and instructions on how to locate your room.  We will have a welcome letter and registration form which we ask you read to familiarise yourself with the property. Our MiHaven Living office at 92 Martyn Street Parramatta Park is open Monday – Friday 9am-5pm should you wish to come and speak with team

Is there any onsite catering or meals available for groups?

Eat Real are your healthier eating alternative. Eat Real sell ready-made, prepackaged meals and can help with events and catering and offer delivery to MiHaven Living. These meals can be delivered to ML for groups of 10 people or more.

Do you prepare my meals?

Each apartment is fitted with kitchen facilities to allow you to cook for yourself to your own schedule and culinary needs. There are no catered options available, but several food outlets are located a short distance.

Is there on-site carparking or storage sheds?

On-site carparking and storage sheds available at all properties at a charge (subject to availability).

Inclusions

What facilities can I expect at MiHaven Living?

You will enjoy access to free WiFi internet, communal facilities such as fully self contained kitchens, TV lounge area, outdoor entertaining area with BBQ, laundry, secure bike storage and a high level of security with key access gates and CCTV cameras installed. Our MiHaven office is located within the Martyn St property Monday to Friday.

Is internet access included with my room?

Yes, high speed internet is available throughout all MiHaven Living properties for you to use.  You will be given an internet code and will need to sign into the wifi daily.

What is included in my weekly rent?

MiHaven Living rent includes everything you need to live and study comfortably. All utilities including water, gas, electricity and internet are included in your rent. Food, cleaning products, toiletries and items of a personal nature are the responsibility of guests. Common areas are cleaned weekly but we ask all guests to be considerate of others and clean up after themselves, wash their dishes and keep personal items in their room or food in their allocated space in the kitchen so all can enjoy the collective living environment.

Do you have a laundry room?

Yes we have onsite laundry facilities – each wash and each dry is AUD$4 – payable by Pay Pass (Visa or Mastercard credit or debit cards only). For convenience, you can also purchase a pre-paid laundry card in nominations of $8 or $20. Iron and ironing boards are also provided in the laundry room.

Lease Agreement

How often do I need to pay rent?

Rent is paid fortnightly in advance, with the exception of stays of 6-weeks or less where full payment is taken prior to your arrival. We will provide you with a rent schedule so you can plan for each of the rent payments.

How do I pay my rent?

A deposit request will be sent out to you and payment can be made by direct deposit to secure your place at MiHaven Living.

Are the rates shown as per person?

Your rental rate is per room, per week.

Do I need to pay a bond?

For stays 4 weeks - 6 months a security deposit will be used in the event of any damage, rental arrears or cleaning to the property is required upon your departure. If the apartment is left in an acceptable condition and your rent is paid up to date, then the security deposit will be returned. For those guests on a room only package $110 will be deducted for your departure cleaning fee.

For stays 6 months and beyond, you will be required to pay a bond which will be forwarded to the Residential Tenancies Authority (RTA). This is used as a security payment in the event of any damage, rental arrears or cleaning to the property is required upon your departure. If the apartment is left in an acceptable condition and your rent is paid up to date, then the bond will be returned in full less the departure clean fee if on a room only package.

Will I be bound by any house rules?

Yes, you will be provided with a 'House Rules' booklet that includes the house rules. You will need to read and sign the rules when you move in to MiHaven Living. Every ML resident is required to follow the house rules stated in this booklet.

What happens if I damage or break something?

If you damage or break any of our property then you will be required to pay for the repair or replacement. You will be given notice of this charge and it will be charged to your account. In the event items are damaged when you move out, the cost of repair/replacement will be deducted from your bond/security deposit payment. If this amount exceeds the amount taken as bond/security deposit, you will be required to pay any outstanding fees. If there is damage caused by multiple residents, then the cost to fix the damage will be divided between you and the others involved.

Can I check in after the agreement start date?

Yes, however your rent starts from the date of your tenancy agreement, whether or not you have checked in.

If I need to move out prior to my booking end date, do I get a refund?

You are bound by the Residential Tenancies Agreement. MiHaven Living will endeavour to work out any issues with you within the guidelines set out by the Agreement. For those guests staying on short term packages we require 2 weeks notice to change your confirmed dates. Should you reduce your stay, rent may be recalculated based on your duration of stay and if notice period is not provided may be taken from your security bond. Please speak with our reservations manager during office hours so we can assist you with your travel plans.

What is your cancellation policy?

If you are staying 3-42 nights:
Cancellation less than 14 days of arrival = No Refund on Accommodation Charge (refund on Bond and Departure Clean Fee only)
Cancellation greater than 14 days of arrival = Full refund

If you are staying 43 nights or more (an RTA lease):
Cancellation less than 14 days of arrival = No Refund on Accommodation Charge (refund on Bond and Departure Clean Fee only)
Cancellation greater than 14 days of arrival = 1 week rent charged as Administration Fee

If you move rooms during your tenancy (with Management Approval):
$150 Administration Fee applies, and Departure Clean Fee added to new room.

If I pay a deposit and my Student Visa is denied, do I get any refund?

MiHaven Living management will review your individual circumstance in order to determine the most appropriate outcome. If you notify us prior to 14 days before the start of the agreement then all rent paid will be refunded.

Will the price of my rent increase?

Your rent will not increase for the term of your contract however, all future pricing will be assessed each year.

Can I stay longer than 12 months?

Yes, before your current contract has ended, you will be offered the opportunity to extend your stay.

Can I live there if I’m under 18?

MiHaven Living is unable to accommodate guests under the age of 18 years.

Can a friend stay over in my room?

All dwellings permit only the residents of that dwelling to enter. Any friends, family, colleagues or other residents of MiHaven Living in a different dwelling must gather outside of the dwelling only. BBQ’s are permitted for use for group cook ups. All guests must depart the property by 10pm to 8am. Visiting hours for guests is strictly between 8am and 10pm (unless a special request is approved by management).

Can I have a pet?

No, pets are not permitted on the property. Under the Guide, Hearing and Assistance Dogs Act 2009, if you have a disability and rely on your animal please advise us and submit the certified details to us.
