Can I schedule a visit to MiHaven student living property?

Can I live there regardless of where I’m studying?

Yes, you will need to provide proof of enrolment.

Rooms

What types of rooms do you have?

Majority of bedrooms have a king single bed, private bathroom & toilet, study desk and chair, single wardrobe and are individually air-conditioned. 6 upstairs bedrooms also have a balcony, whilst the ground floor accessibility bedroom for students with mobility issues has no balcony, no steps and a larger open bathroom.

Do you have wheelchair accessible rooms?

We have wheelchair accessible rooms and we’ll work together to ensure you are comfortable and at home.

What do I need to bring with me?

Clothing, bedding and any personal items you wish to bring. You can purchase a full linen kit that includes bedding and pillow for AUD$129 if you are not travelling with bedding.

What if I arrive late at night?

No worries, please advise our staff of your expected time of arrival and we will ensure we are at the apartment to meet you.

Can you arrange my airport pick-ups?

Absolutely. We can arrange airport pick-ups for you. Just email us your details at studentliving@mihaven.com.au and we will arrange. We will advise you of the cost of the pick up at the time of the booking.

Will I be able to meet other people?

We have an extensive social calendar full of events organised by our Student Living Ambassadors. Some of our events include tours, cultural tours, sporting events, to name a few. You will have many opportunities to meet other like-minded students from across the globe.

Do you prepare my meals?

Each apartment is fitted with kitchen facilities to allow you to cook for yourself to your own schedule and culinary needs. There are no catered options available, but several food outlets are located a short distance and we frequently organise food nights as part of our community engagement program.

Inclusions

What facilities can I expect at MiHaven Student Living?

All of our apartments are fully furnished and air-conditioned. Majority of rooms have a king single bed, study desk, side table, lamp and a wardrobe plus you have your own bathroom and private balcony. You will enjoy access to free unlimited WiFi internet, communal facilities such as kitchens and BBQ areas, laundry + secure bike storage and a high level of security.

Is internet access included with my room?

Yes, unlimited high speed internet is available throughout all MiHaven Student Living properties for you to use.

What is included in my weekly rent?

Unlike cheap student accommodation cairns, MiHaven Student Living rent includes everything you need to live and study comfortably. All utilities including water, gas, electricity and internet are included in your rent.

Do you have a laundry room?

Yes we have onsite laundry facilities – each wash and each dry is AUD$5 – payable by Pay Pass (Visa or Mastercard credit or debit cards only). Otherwise you can pay the resident Ambassador by cash or join in with our “Share a load” program we have going. Communal washes are organised weekly by the Resident Ambassador, contact them for more information.

I can't book online, is there a way to book manually?

We understand that sometimes people just like to do things the old-fashioned way. You can register a booking by using THIS FORM and sending it direct to the MSL team.

Lease Agreement

How often do I need to pay rent?

Rent is paid fortnightly in advance, with the exception of stays of 4-weeks or less where full payment is taken prior to your arrival. We will provide you with a rent schedule so you can plan for each of the rent payments.

How do I pay my rent?

A deposit request will be sent out to you and payment can be made by direct deposit to secure your place at MiHaven Student Living.

Are the rates shown as per person?

Your rental rate is per room, per week.

Do I need to pay a bond?

For stays 4weeks-6months a security deposit will be used in the event of any damage, rental arrears or cleaning to the property is required upon your departure. If the apartment is left in an acceptable condition and your rent is paid up to date, then the security deposit minus departure clean fee of $75 will be returned.

For stays 6months and beyond, you will be required to pay a bond which will be forwarded to the Residential Tenancies Authority (RTA). This is used as a security payment in the event of any damage, rental arrears or cleaning to the property is required upon your departure. If the apartment is left in an acceptable condition and your rent is paid up to date, then the bond will be returned in full.

Will I be bound by any residency rules?

Yes, you will be provided with a Student Resident Handbook that includes the residency rules. You will need to read and sign the rules when you move in to MSL. Every MSL resident is required to follow the residency rules stated in this booklet.

What happens if I damage or break something?

If you damage or break any of our property then you will be required to pay for the repair or replacement. You will be given notice of this charge and it will be charged to your account. In the event items are damaged when you move out, the cost of repair/replacement will be deducted from your bond/security deposit payment. If this amount exceeds the amount taken as bond/security deposit, you will be required to pay any outstanding fees. If there is damage caused by multiple residents, then the cost to fix the damage will be divided between you and the others involved.

Can I check in after the agreement start date?

Yes, however your rent starts from the date of your tenancy agreement, whether or not you have checked in.

If I need to move out prior to my booking end date, do I get a refund?

You are bound by the Residential Tenancies Agreement. MiHaven Student Living will endeavour to work out any issues with you within the guidelines set out by the Agreement.

What is your cancellation policy?

If you booked a 1-26 weeks stay.
You will receive a full refund if the cancellation is more than 15 days prior to arrival.
If there is 15 days or less to your arrival date - loss of 2 week security deposit [if due to VISA rejection, cancellation fee will be at the discretion of MSL – dependant on reason for rejection (fraudulent application / docs etc)]
Failure to arrive - loss of 2 week security deposit
After arrival – full amount stayed, plus 2 week security deposit
 

If you booked a 26 + weeks stay.
You will receive a full refund if the cancellation is more than 15 days prior to arrival.
If there is 15 days or less to your arrival date - loss of 2 week security deposit
Failure to arrive - loss of 2 week security deposit
After arrival, full RTA Lease agreement is in place. 
Breaking a lease the resident is responsible for the payment of rent until the end of the agreement, or a suitable replacement is found.

If I pay a deposit and my Student Visa is denied, do I get any refund?

MiHaven Student Living management will review your individual circumstance in order to determine the most appropriate outcome. If you notify us prior to 14 days before the start of the agreement then all rent paid will be refunded.

Will the price of my rent increase?

Your rent will not increase for the term of your contract however, all future pricing will be assessed each year.

Can I stay with you for less than six months?

MiHaven Student Living offers Cairns most flexible living solutions, so we can tailor your contract length to as little as four weeks.

Can I stay longer than 12 months?

Yes, before your current contract has ended, you will be offered the opportunity to extend your stay.

Can I live there if I’m under 18?

We are considering applications from all tertiary and vocational students, with approvals given on a case by case basis.

If I'm a student but on a working holiday visa, can I live there?

Yes we welcome all students, as long as you can provide a proof of study enrolment.

Can a friend stay over in my room?

You are permitted to have visitors to your room however they must leave the premises by 10pm. We pride ourselves on providing a safe and secure haven for all residents therefore no visitors are permitted to stay overnight.

Can I have a pet?

No, pets are not permitted on the property, with the exception of the Resident Therapy Dog “Mufasa” who lives at Gatton st with the Resident Ambassador.
